PLANNING PERMIT

A planning permit is a written permit issued for the purpose of fostering compliance of activities with approved zoning and planning standards.

Physical Development That Require a Planning Permit Include;

  • Temporary structure
  • Temporary activity that require the use of public space
  • Demolishing
  • Advertisement
  • Change of use
  • Consolidation
  • Subdivision
  • Hoarding
  • Mining in the nature of sand winning,quarrying and minerals extraction
  • Disposal of industrial waste or chemical waste on land
  • Excavation
  • Change in color scheme
  • Tree removal

DEVELOPMENT PERMIT

A development permit is a written permission authorizing a person to carry out development in accordance with conditions specified in the permit. It comprises both a Planning Permission and Building Permission

Activities That Require a Development Permit Include;

  • The correction of any building or structure except those exempted by law
  • The making of structural alteration or transformation or a renovation to a building
  • Execution of works or installation of any fittings in a building
  • Civil and engineering works
  • Hoarding of property
  • Regularization of existing structure and
  • Redevelopment

Document Required For Processing a Development Permit Include Four Sets of The Following

  • A site plan to the scale of 1:2500 to the local plan of the area
  • A block plan to the scale of 1:200 depending on the scale of development
  • Architectural drawings to the scale of 1:50 or 1:100
  • Structural drawings to the scale of 1:50 or 1:00
  • Evidence of a right or authorization to use the land in accordance with the laws of Ghana
  • A report on stakeholder consultation where applicable and where applicable report relating to;
  • Air or aviation safety
  • Radiation protection
  • Environmental protection
  • Fire safety
  • Petroleum operation
  • Standard verification
  • Traffic impact
  • Geotechnical impact
  • Hydrological impact
  • Structural impact

Application that are not accompanied by the required sets of documents shall not be received.
